At 17, you are both too young to sign a lease. Whether you will get a landlord accepting mum as signing the lease, and not living there, while 2 teenagers will, is another matter. I would check with a few letting agencies as to whether they think that is feasible.

You may also have problems in signing up for things like gas, electric, water etc as you are both again under 18.

You will also need to come with about £1500 between you for fees, admin cost, rent in advance, deposit - so have you got that saved.

They are going to ask for a guarantor - so if YOUR mum going to happy to cover the rent if your mate stops paying ?? Something for her (and you both) to think about). Mum will also need to meet the financial criteria of being a guarantor too.

But assuming you manage to move into the flat - you will each pay £362 odd in rent. Add to that £150 EACH for your share of bills / council tax. So already you are up to over £500 out of your £965 income - about £450.

From what you need to pay for your food - budget about £30 a week. Mobile phone cost, internet, transport costs, clothes, nights out, emergencies, birthday, christmas, holidays, general day to day spending.

To be honest you are going to have far more success in getting somewhere when you both turn 18, but I hope this helps

Generally, however signs the lease is expected to be a resident. Do you mean that your mother is going to be your guarantor?

That aside; you may still find no landlord will rent until you're both 18 (and can be held to the lease). You'll also need sufficient savings to pay the deposit and first month's rent up front.

Even if your mum signs the lease, few landlords will want their property occupied by a couple of children, so finding a flat could be tricky - and a very large deposit may be needed. There are also issues in respect of contracts - for utilities, insurance etc.

Myself and a friend are looking to rent a 2 bedroom flat, we both work full time myself earning £965 a month and my friend earning £1200 a month. The flat is £725 rent a month and we have worked out we are able to afford this. My mum has agreed to sign the lease, is it possible for us to move out?
