A,listing is not a guarantee of accuracy. If the hot tub was not included, the listing should indicate such. However, the listing holds no legal standing. Your offer holds legal standing, and you were wise to include the tub with your offer. The seller now knows he/she must leave the tub, if they accept your offer as written.

I wouldn't ever break a deal on a hot tub.

But I would get rid of a hot tub if it came with a house anyway because I think they're bacteria breeding grounds. But that's me.

They are required to leave whatever is attached unless they state they aren't leaving it. You did right to put it in the bid. It it was built into a deck or something they would have had to leave it.

I bought a house with a shed and when I drove past a couple weeks later they were taking apart my shed. I called the realtor and asked if they were getting me a new one or what. Turned out they wanted to take it with them. They can't take sheds, light fixtures, plants that are in the ground but can take potted plants and things like that that aren't attached. Appliances usually go with the seller unless you put them on the bid.

In the UK they are as, if listed, it is part of the contract.

A home my wife and I are putting an offer in on was listed as having a hot tub. When we gave our initial offer the listing agent got pissy when we put the hot tub on there in addition to a reduced price. Since they had the hot tub listed on multiple sites are they required to leave it with the home?
