Before you advertise your property for rent, do yourself a huge favor and become educated on how to be a landlord. Attend eviction court several times to learn your local judges' personalities, join a landlord association, and study your state's landlord/tenant laws. (just for starters).
As for advertising your property, there are several routes you can go. Craiglist, Zillow, Trulia, your local newspaper, signs in the front yard, etc.
You might want to consider using a property management company to find a tenant. You don't have to use them to manage the property but that will save you a lot of headaches.
get a lawyer to draw up the contract for you. You might consider renting to own, I bought my first house this way. The advantage for you is, the renter is responsible for repairs. I also was able to make a deal with the owner when it came time to replace the roof. That bad side is I was later able to get a bank loan, bought the house.
