Yes they exist but it is a REALLY bad idea to use any general or "standard" lease. The landlord tenant laws very by state. If you get a generic lease that is not specific to your state it may contain clauses that are not legal in your state or be missing things that are required in your state.

Most areas have a local housing association & they often will give you a correct lease for your state even if you are not a member for a fee.

There is, but each state is different. Your safest bet is to go to a LOCAL office supply store and buy a lease there. It will not cost much but will cover everything you need to legally cover in your state, and your city if your city also has requirements.
