I lost my job yesterday. But was supposed to close on my first house in 2 weeks, My dad is now goong to co sogn with me. Does that help my chances at all?

You won't be able to close. They will reverify your income info and credit just prior to closing.

You haven't even closed on the house and you're already in deep way over your head, that you need a co-signer. Don't do this to your dad. It's unfair to him, and it just doesn't make any sense for you. Unless you have about 75,000 extra dollars just kicking around in a bank account for emergencies: you are not making a wise decision. Stay put where you are, or rent a place. Either way do not put debt on your dad. He already paid his share raising you, etc. You know?

My brother asked our mother to co-sign on a home loan and insisted that his and his wife's income would be more than enough to cover the mortgage and other daily expenses. My mother refused. After about 5 years, my brother was dead of a heart attack and my sister-in-law is bedridden with cancer. Don't try to go ahead, as the lender will call and re-verify your employment at the last minute, and your loan will not fund. You will lose your earnest money if you have lied about your employment and not kept your lender apprised of the situation.
